Two bases, the same approach
Our team lives and works on both sides: in Luxembourg, where projects begin, and in the south of Tenerife, where they take shape. This dual presence lets us understand your expectations of rigour and know the ground, street by street.
Fifteen years on the island have taught us where the afternoon sun falls, which residences are well managed, which neighbourhoods live year-round — and which go quiet off season. It is this knowledge, more than the listings, that our clients come for.
We deliberately work with a limited number of clients at a time: every project deserves genuine availability, not a place in a queue.
This method, born on the island, now applies to the three mainland coasts — Costa del Sol, Costa Blanca, Costa Cálida. The rules there are different: other rates, other notaries, other registries, two hours less in the air and no time difference. The standard, however, does not change.

Listen first, propose next
Every engagement begins with a conversation, not a list of properties. Your intended use, your pace, your real budget including costs: it is this framing that spares you pointless viewings and disappointments.
Only then come the selections, short, documented, honest about the flaws. Then the viewings, the offer, the paperwork, the signing — under the rules of the place: Canarian IGIC and ITP in Tenerife, VAT and the autonomous community’s ITP on the mainland. And once the keys are handed over, we are still there: it is often then that the support matters most.
Trust is measured by projects brought to completion
We were looking for a quiet family home, with no prior knowledge of the Canarian market. Corales arranged two carefully planned viewing trips, then coordinated the lawyer and the notary while we were back in Luxembourg. The signing was handled by power of attorney, entirely stress-free. Six months on, we already spend every school holiday in La Caleta.
I had a clear idea in mind: an apartment in El Médano, within walking distance of the beach, where I could work remotely for part of the winter. The team showed me four properties that genuinely matched my criteria, with any shortcomings flagged honestly. Sorting out the NIE and opening a bank account proved far simpler than I had feared, thanks to their guidance throughout.
Corales first sold our former apartment in Los Cristianos within a reasonable timeframe and at a price in line with the valuation. We then entrusted them with finding a larger property in Costa Adeje, closer to Playa del Duque. Having the same point of contact for both the sale and the purchase, in French, made all the difference for us.
