Designed by architect Teótimo Rodríguez Hermoso for the developer Casa Angular, AMOENUS takes its place in Rocabella, one of the most exclusive residential addresses on the south-west coast of Tenerife, on the heights of Callao Salvaje (Adeje). Forty-one luxury residences are arranged in three blocks (A, B and C) facing the Atlantic, in a contemporary terraced composition that follows the natural slope of the land and opens every home onto the horizon and the neighbouring island of La Gomera.

Four typologies make up the collection. The semi-detached villas of blocks A and C — thirteen residences with 4 bedrooms and 4 bathrooms — combine a private lift, garden, private infinity pool, multipurpose room and private garage. The twelve duplexes of block B offer 3 bedrooms, 4 bathrooms, an office, a garden, a private lift and an infinity pool. The nine penthouses of blocks A and B feature 3 bedrooms, 2 bathrooms and a guest toilet around a vast terrace with private pool, completed by a garage space and a storage room. The seven triplexes of block A, finally, bring together 4 bedrooms, 4 to 5 bathrooms, garden, private lift, infinity pool and garage.

Entry prices start at 1,195,000 € for the duplexes, 1,435,000 € for the triplexes, 1,450,000 € for the penthouses — only two remain — and 1,495,000 € for the semi-detached villas, before IGIC (7%). Payment is staged during construction: a 50,000 € reservation contract (IGIC included), 30% on signing the purchase contract, 20% in monthly instalments, then the remaining 50% on delivery — scheduled for August 2027 — at the notarial deed.

Rocabella is establishing itself as Adeje’s new sought-after address: a residential enclave of around 200,000 m² facing the sea, just beyond the village of Callao Salvaje, minutes from Ajabo beach, the shops and the restaurants, with the golf courses and services of Costa Adeje within immediate reach.
