The atmosphere
Málaga is the gateway to the coast and a full metropolis: the Picasso museum, the Centre Pompidou, the Carmen Thyssen museum, a university and a technology hub that hosts European headquarters. The restaurants of the historic centre are numerous and open all year.
The better quarters face east. El Limonar takes the hillside between the centre and the sea: listed villas from the late nineteenth century, bourgeois blocks and palm gardens along the avenue that gives the quarter its name, the historic address of the Málaga bourgeoisie. Below it, Pedregalejo and El Palo, former fishing quarters, have kept their low houses facing the neighbourhood beaches, and their espetos of sardines grilled over a wood fire.
The historic centre and its museums are ten minutes away, the beach at the end of the street. The schools in the sector include the Lycée Français de Málaga. The international airport, the best served in Andalusia and linked directly to Luxembourg, is a quarter of an hour away.
The market is urban and heritage-led. Bourgeois apartments run from €400,000 to €1.2M, fishermen’s houses trade around €600,000, and the villas of El Limonar or Monte Sancha from €1M to €3M, more for the historic mansions. Demand is Spanish, international and technological, and it exceeds the supply available.
The micro-areas to know: El Limonar and Monte Sancha for the villas and the heritage blocks; Pedregalejo for the fishermen’s houses facing the beach; El Palo for village atmosphere at lower prices. On the heights, Cerrado de Calderón suits families; the Paseo de Sancha and Miramar look over the bay.
Málaga East suits those who want a city: culture, restaurants and winter life, with the sea part of the daily routine. It is also the area best suited to year-round rental investment, carried by executives and international teachers.
