The atmosphere

West of the centre, Teatinos is the fastest-growing district in Málaga: born around the university campus in the 1990s, it lines up wide avenues, recent blocks with a pool and a garage, and new schools. Guadalmar, ten minutes away, is built the other way round: low villas between the Guadalhorce bird reserve and the beach, five minutes from the airport.

In Teatinos, people walk along the bulevar Louis Pasteur, where the terraces fill with students and hospital staff. In Guadalmar, the streets are planted and the gardens walled, and you hear the waders of the Guadalhorce more than the traffic. The oldest golf course in Andalusia is at the end of the road.

Services are the strong point of the sector: the Virgen de la Victoria university hospital, the Ciudad de la Justicia, the university and its 30,000 students, Plaza Mayor and the Designer Outlet ten minutes away. The metro reaches the historic centre. The airport is a quarter of an hour from Teatinos and five minutes from Guadalmar, with the direct Luxair flight from Luxembourg in 2 h 45.

The market here is a new-build market. Teatinos holds the largest share of the developments in the city: two-bedroom flats from €250,000 to €380,000, three-bedroom homes with a terrace and a pool from €350,000 to €550,000, terraced houses up to €800,000. That gives €3,000 to €4,200/m². Guadalmar, whose land is locked by the reserve, lines up villas from €700,000 to €1.5M that rarely change hands.

The micro-areas to know: the bulevar Louis Pasteur and El Cónsul, where Teatinos does its shopping; Hacienda Cabello for the established residences with a pool; Soliva, the development front of the recent programmes. Then come Puerto de la Torre for houses with gardens, Guadalmar between the reserve and the beach for villas, and Churriana for space near the airport.

The sector suits families settling year-round who want new-build with no works, investors letting all year to students, junior doctors and engineers from the technology park, and Luxembourg buyers after a pied-à-terre five minutes from the runway. It is a choice of use: there is no historic centre here, and no sea view in Teatinos. Aircraft noise is measured address by address in Guadalmar and Churriana.

For three concrete reasons: the garage is included, the energy performance bears no relation to that of a 1960s block, and the developer answers for the structure for ten years. In tax terms, new-build falls under 10% VAT plus 1.2% AJD in Andalusia, and older property under 7% ITP. The gap closes as soon as you include the renovation budget of an older home.

In the noise. Part of the district sits under the approach paths, and exposure varies sharply from one street to the next: we always have you listen to the property at peak hour before any offer. In exchange, the Guadalhorce nature reserve and the beach lock up the land. No densification is possible, which protects values for the long term.

In stages: a reservation contract, then 20 to 40% of the price staged during construction, the balance on handover at the notary. Every sum paid before delivery must be placed in a special account and covered by a bank guarantee or an insurance policy: that is a legal obligation, and we require written proof of it. After delivery the developer warranties run: one year on finishes, three years on habitability, ten years on the structure.

Yes. Line 1 starts at Andalucía Tech, serves the university campus and the Clínico hospital, and since 2023 reaches the historic centre as far as Atarazanas station, under the market. It is the only outlying district of Málaga where you can work in the centre without a car. Guadalmar, by contrast, is served only by bus: a car remains essential there.
