The atmosphere
Forty-five minutes east of the airport, another Costa del Sol begins. Vélez-Málaga, capital of the Axarquía, has 85,000 inhabitants, a historic centre under its fortress, a plain planted with avocado and mango trees, and three stretches of coast. That plain is the leading producing area in Europe. Eight kilometres further on, Torrox Costa has run on German time since the 1980s.
The rhythm is that of a Spanish province, with a European community settled here long ago. Torre del Mar has one of the widest promenades in the province; La Caleta unloads its fish every afternoon; in Torrox Costa the restaurant menus are in German before English. People eat outdoors here in February.
The services are those of a medium-sized town: the Axarquía comarcal hospital, private clinics, weekly markets, secondary schools, and the Baviera golf course at La Caleta. The A-7 links Torre del Mar to the airport in three quarters of an hour, and Torrox Costa in fifty minutes. The area stays inside the one-hour radius, with the direct Luxair flight from Luxembourg in 2 h 45. Málaga is forty minutes away.
This is the most affordable market in our Andalusian coverage. Allow €130,000 to €250,000 on the second line, €220,000 to €420,000 facing the sea, around €300,000 for a terraced house and €400,000 to €900,000 for a villa. That works out at €2,000 to €2,900/m², less than half the Marbella level. The trade-off comes in two points: a housing stock heavily marked by the 1970s and 1980s, and a narrower resale market.
The micro-areas to know: Torre del Mar and its promenade for urban life on foot; Caleta de Vélez for the port, the marina and the Baviera golf course; Almayate and Benajarafe for an open, lightly built coast. Then come Torrox Costa, with El Morche, Ferrara and El Peñoncillo, for seafront residences at gentle prices, and Torrox Pueblo for Andalusian stone.
The area suits a first purchase in Spain, a second home paid in cash, and a retirement planned around service charges and a mild winter. The budget for a studio in Marbella buys a three-bedroom home facing the sea here. For a buyer from Luxembourg, the airport stays forty-five minutes of motorway away.

That means €280,000 to €500,000 for a new home facing the sea, and €220,000 to €420,000 for its resale equivalent.

The area suits first purchases in Spain, retirees from the north who watch the cost of living and the service charges, and families who want the Mediterranean without the budget of the western coast.
