The atmosphere
Behind the Sierra de Mijas, the Guadalhorce valley is Málaga’s countryside: orange groves, olive trees, avocado trees and a string of white market towns, Alhaurín de la Torre, Alhaurín el Grande, Cártama, Coín and Álora. What you buy here is land rather than an apartment, twenty minutes from the airport and twenty-five from the beach. It is the only hinterland we keep in our Costa del Sol selection.
Plots run from one thousand to five thousand square metres: a pool with no one overlooking it, orange trees, and complete silence in the evening. The day is organised between the house and the town, where the weekly markets are held and where the citrus, the avocados and the oil of the valley are sold. Alhaurín de la Torre, 42,000 inhabitants, adds the services of a small town. Equestrian centres and the footpaths of the Sierra de Mijas fill the weekends.
Every town has its shops and its health centre, and the La Trocha shopping centre is at Coín. The Novaschool Sunland international school is at Alhaurín de la Torre. Two golf courses border the valley: Lauro Golf and its 27 holes, and Alhaurín Golf, designed by Severiano Ballesteros. Torremolinos, the Málaga hospitals and the airport are twenty minutes away; the C-2 cercanías line serves Cártama, Pizarra and Álora. The direct Luxair flight from Luxembourg lasts 2 h 45.
The market is a market of land, and it follows rules of its own. Village houses run from €120,000 to €250,000, new terraced houses from €250,000 to €400,000, villas in urbanisations from €400,000 to €800,000, fincas with land and a pool from €450,000 to €1.2M. Expect €1,800 to €2,600/m² of built area, knowing that the plot, the water and the aspect make the price. Values move slowly, up as well as down.
The micro-areas to know: Alhaurín de la Torre, with El Peñón, Zapata and Torrealquería, for new-build near the airport; Lauro Golf and Pinos de Alhaurín for villas on the course. Alhaurín el Grande and its Ballesteros course hold the fincas with a view; Coín concentrates the services and the A-355 towards Marbella; Cártama and Álora offer the cortijos and the lowest prices in the valley.
The valley answers plans that do not fit into an apartment: families who want a garden, remote workers after quiet, retirees who prefer an orange grove to a community of owners. For a Luxembourg second-home budget, you buy a house with land here where the coast gives only an apartment. The planning status is checked before any offer, town hall certificate in hand.

New-build takes two forms here. The developer terraced house, at Alhaurín de la Torre and at Cártama, runs from €250,000 to €400,000. The villa built to order on a plot bought separately makes up the larger share of the valley’s market, provided the land is genuinely buildable. Expect €2,400 to €3,200/m² on new-build, against €1,800 to €2,600/m² on older built stock; fincas with a pool run from €450,000 to €1.2M.

Who is it for?
The valley suits buyers who want land: families with a garden, a pool and sometimes horses, remote workers after quiet, retirees who prefer a finca to a community of owners. For a Luxembourg second-home budget, it remains one of the few sectors inside the one-hour radius where you buy a house on its own plot. The planning check decides whether the deal happens, and it is done before the offer.

- Neither sea nor sea view from most addresses, and summer afternoons 3 to 5 °C hotter than on the coast
