The atmosphere
Las Lagunas is the urban core of the municipality of Mijas, and its least known part. The municipality has two other centres: Mijas Pueblo, the white village perched at four hundred and twenty metres, and Mijas Costa, the coastal frontage of urbanisations. Las Lagunas is the town on the plain, some thirty thousand inhabitants, so tight against Fuengirola that you pass from one municipality to the other without noticing.
The avenida de Mijas lines up shops that are not aimed at tourists, and the set menus fill the dining rooms at midday. In the evening families meet at the park and at the sports complex. The population is resident and mostly Spanish: no dead season, no closed shutters in November. The weekly market and the supermarkets on the avenue serve all year.
Everything is on the spot or five minutes away: the Mijas high-resolution hospital in the neighbourhood, the health centres, the state and state-assisted schools, the municipal nurseries, the municipal theatre. Mijas Golf and its two courses, Los Lagos and Los Olivos, border the sector. The C-1 train terminus, at Fuengirola, is ten minutes away and reaches the airport in 18 min. Málaga airport is twenty minutes away by car, with four direct rotations a week from Findel.
This is where the municipality builds the most. Serviced land on the plain is still available and new development comes out without a break: buildings of three or four storeys with a pool, an underground garage and a bike store, small groups of terraced houses. The price per square metre stays below the coast, and the beach is five minutes away by car. Year-round letting finds takers among residents who work on the coast.
The micro-areas to know: the centre, around the avenida de Mijas, for life on foot; Los Olivos, residential and recent, for the buildings with a pool; El Albero, quieter, backing onto the first slopes of the sierra. The most recent developments come out at Campanales and on the fringe that touches Fuengirola; the surroundings of Mijas Golf hold the houses open onto the fairways.
Las Lagunas suits buyers who want new-build, a budget held and a real use: a first Spanish purchase, a move for the whole year, or a pied-à-terre let to residents rather than to holidaymakers. The sea cannot be seen from the homes and the first beach takes five minutes by car. The setting is that of a Spanish town on the plain, with no seafront and no promenade.

Expect €3,000 to €3,900/m² for new-build, against €2,300 to €3,000/m² for resale. That means €280,000 to €450,000 for a new apartment and €400,000 to €600,000 for a terraced house.

Who is it for?
Las Lagunas suits first Spanish purchases, families settling for the whole year, and investors who target letting to residents rather than to holidaymakers. For a buyer from Luxembourg, it is one of the cheapest ways into new-build on the Costa del Sol. The airport is twenty minutes away, served directly from Findel.
