The atmosphere

Fuengirola lines up seven kilometres of continuous seafront and a promenade used all year. The cercanías train puts the airport eighteen minutes away and Málaga thirty-five, without a car. The Costa del Sol has only one railway line, and Fuengirola is its terminus.

Behind the promenade, a Spanish town of 85,000 inhabitants works and lives all year: market, shops, hospitals. The district of Los Boliches, a former fishing village, keeps its square, its church and its neighbourhood beach; it is the sector families prefer. The international community, historically Finnish and British, mixes with local life.

South of the town, Sohail castle and its amphitheatre host the summer concerts. The airport is twenty minutes away by car.

To the east, El Higuerón forms a district in its own right, extending Fuengirola towards Benalmádena. It climbs from Carvajal beach up to the motorway, which passes on a viaduct above its upper part. The roads are wide, planted and lined with a cycle path; the buildings are all recent. The Higuerón Hotel, its sport club and its spa are in the district. Security gatehouses filter several entrances: a barrier, cameras and an attendant, but no badge, and the way stays open. From the top of the district, the beach is two kilometres away, by car or shuttle. Prices there sit well above those of central Fuengirola.

El Higuerón has no single developer. Higuerón West is a private Urbania development: 500,000 m², about 777 homes, under the “Live · Work · Play” signature. Las Lomas del Higuerón, Core Higuerón and Higuerón South are separate schemes, run by other operators. The Reserva del Higuerón Resort borders the whole; a services agreement opens the Sport Club and the spa to Higuerón West residents. So we read each scheme separately, specifications and service charges included.

The market is the most liquid on the central coast. Apartments from the 70s to the 90s needing modernisation start at €250,000, renovated second lines run from €300,000 to €500,000, front lines from €400,000 to €900,000, and El Higuerón new-build from €500,000 to €2M. Expect €2,800 to €5,000/m² depending on line and condition; El Higuerón trades above €4,500/m².

The micro-areas to know: Los Boliches for neighbourhood life a step from the beach; the centre and the Paseo for the activity; Torreblanca, on the hill, for views on a contained budget. Carvajal and El Higuerón, to the east, gather the new-build, the sports facilities and the spa; within them, Higuerón West, Core and South are separate schemes. The southern front line, towards Sohail, draws remote workers for its sunsets.

The central seafront is dense and noisy, and the top of El Higuerón lives under the motorway viaduct: we check noise exposure, real pedestrian access and the condition of the owners’ associations before any offer. That said, Fuengirola suits families who want the train, the schools and the beach on foot. El Higuerón answers a different demand: new-build, sports facilities and a quiet district, with the car in daily use.

New-build is concentrated to the east, at Carvajal and El Higuerón: contemporary residences with a pool, a spa and a garage, at €4,500 to €6,000/m², that is €500,000 to €2M. Several developers operate there in parallel, on schemes with different specifications and service charges. The centre and the seafront, built continuously since the 70s, have no land left and live on renovation: €2,800 to €5,000/m², that is €400,000 to €900,000 on an older front line.

Who is it for?

The area suits families (train to the airport and to Málaga, schools) and retired people or remote workers who want to do everything on foot. El Higuerón answers a different plan: new-build, sports facilities and a quiet district, with the car in daily use. From Luxembourg, taking the train at the airport removes the hire car, unless you settle on the heights.

Yes. The C-1 line links Fuengirola to the airport in eighteen minutes and to central Málaga in thirty-five, every twenty minutes, from six in the morning to midnight. In practice: a weekend from Luxembourg with no hire car, evenings in Málaga without driving, guests who get about on their own. It is the only railway line on the coast.

To the east, and almost nowhere else: Carvajal and El Higuerón hold the contemporary residences of the municipality, with pools, a spa and an underground garage. The seafront and the centre, built continuously since the 70s, have no free plot left: there, people renovate. New-build in El Higuerón sells at €4,500 to €6,000/m², against €2,800 to €5,000/m² in the lower town. From the top of the district, you need the shuttle or the car to get down to the beach.

The central seafront dates from the 70s, with the building density that goes with it. Los Boliches keeps its village scale, Torreblanca its open hills, and the south towards Sohail was rebuilt recently. Everything turns on micro-location: a hundred metres changes the setting.
