The atmosphere
Cabo de Palos sits at the root of La Manga, around a small port overlooked by its 1865 lighthouse. The village still lives from fishing: the boats go out at dawn and the port restaurants cook the fish of the day, caldero included. In summer, those tables are booked weeks ahead.
The Cabo de Palos–Islas Hormigas marine reserve was created in 1995 and fishing is banned inside it. You dive there on drop-offs, among shoals of barracuda, groupers and wrecks. The village dive centres work all year and take clubs from Spain and from the rest of Europe, well beyond the summer.
Around the cape, which separates the Mar Menor lagoon from the open Mediterranean, the rocky coves of Cala Fría and Cala Flores alternate with the sand of Playa Honda and Playa Paraíso. The residential front there stays low. Cartagena is twenty-five minutes away, Murcia airport thirty, and La Manga starts at the roundabout, with its summer services.
The market is small: village houses and apartments around the port from €200,000 to €450,000, villas on the coves from €500,000 to €1.2M, the Playa Honda front between €180,000 and €400,000. Expect €1,800 to €3,000/m², with the cove front lines at the top of the range. Available supply stays thin, especially in summer.
The micro-areas to know: the village centre and the port for the shops and the restaurants on foot; the coves of Cala Fría and Cala Flores and the lighthouse road for the villas facing the open sea. Cala Medina and Los Belones, set back, hold the contained budgets, and Playa Honda and Playa Paraíso give sand every day, with a more family and more rental-minded clientele.
Cabo de Palos suits divers, people who come for the fish restaurants and families who prefer a village to a resort. You have to accept a narrow choice and wait for the property that comes up. For a regular summer let, Playa Honda lets more easily than the village.

Cabo de Palos suits divers, people who come for the fish restaurants and families looking for a village open all year rather than a resort. The cove villas call for patience: few properties come up each year, and a sale goes through fast. Playa Honda answers a letting use better, with sand at the foot of the building.
