The atmosphere
La Manga Club covers 560 hectares in the hills of Calblanque, between the Mediterranean and the Mar Menor. The resort has been laid out since 1972 on the model of the big sports complexes, and professional teams still come here for training camps. It has three golf courses, a tennis centre of twenty-eight courts and a five-star hotel where the services are concentrated.
The day passes without leaving the hills: the driving range at first light, lunch in the village, tennis or padel at the end of the afternoon. The sporting and social calendar fills the twelve months of the year. The Calblanque natural park borders the resort, one of the few stretches of coast left unbuilt on this shore, with coves and footpaths ten minutes away by car.
The complex works like a gated village: a security check at the entrance, shops, restaurants and a bilingual school on site. Cartagena is twenty minutes away by car, Murcia airport twenty-five minutes, Alicante one hour ten; Alicante is served from Luxembourg.
The market is that of a mature resort: apartments and penthouses in the garden residences run from €250,000 to €600,000. Townhouses trade at around €450,000, and the villas on the heights between €700,000 and €2.5M, often with a view over the golf and the sea. Community fees pay for the security and the upkeep of the common areas.
The micro-areas to know: Los Molinos and La Princesa for the apartments in the gardens, Bellaluz and El Rancho around the square and the shops. Los Altos and Buena Vista look onto the South Course and the Mediterranean. Las Higueras and the heights gather the villas on the Mar Menor side.
The resort suits sporting buyers first: golfers, tennis players, active families. It also answers those who want the security and the services of a gated site, with an international community present all year. Prices there stay at half those of the equivalent Andalusian resorts.

New-build stays rare and dear inside the resort: a few schemes of apartments with pools and contemporary villas on the last building plots, from €400,000 to €2.5M. Expect €2,800 to €4,000/m² for new-build, against €1,800 to €3,200/m² in the existing residences. One or two operations come out at a time, not a continuous flow.

Who is it for?
Golfers and sporting families looking for a gated site that lives all year. Luxembourg buyers find here facilities comparable to those of Andalusia for half the price. Investors target sporting lets: training camps, teams, winter golfers, which fills the calendar outside summer.
