The atmosphere
Los Alcázares sits on the western shore of the Mar Menor, on the Costa Cálida. People from Murcia were already spending the summer here at the start of the twentieth century, and their stilted balnearios are still standing. The town lines up seven kilometres of palm-planted promenade along calm, warm water. Children can stand a hundred metres from the shore.
The old centre has kept its churches, its small squares, its food shops and its terraces, where you hear as much Spanish as English or French. Around it, the modern town has spread into open residential districts. The immediate hinterland holds the golf resorts of the region: La Serena at the gate, Roda Golf five minutes away, and the Torre-Pacheco courses, Mar Menor and La Torre, a quarter of an hour away.
Everyday life is done on foot or by bike, since the town is flat. The Tuesday market is the appointment of the week; the shops, the clinics and the services run all year, and the shopping centres are ten minutes away. Murcia airport is fifteen minutes away, Alicante fifty. Alicante is served from the Grand Duchy.
The market stays active all year at contained prices. Apartments near the beach run from €180,000 to €400,000, town houses and semi-detached homes from €250,000 to €500,000, contemporary villas with a pool from €400,000 to €900,000. New-build is plentiful, and northern European residents are numerous, which keeps demand up on resale as on letting.
The micro-areas to know: the old centre and Los Narejos to live on foot from the promenade, Torre del Rame and Oasis for the quiet residential districts. La Serena Golf has new-build on the golf front, five minutes from the lagoon, while Nueva Ribera and the Roda side gather the recent villas close to the beach.
Los Alcázares suits families and young retirees who want a lagoon-side town that lives all year. The golf is five minutes away, the airport fifteen. A first Spanish purchase starts here at around €180,000.

Expect €2,100 to €2,900/m² for new-build, against €1,500 to €2,600/m² for older stock. New apartments start at €200,000, and villas run from €400,000 to €900,000.
