The atmosphere

Behind the Mar Menor, in the farming plain of Torre-Pacheco, several golf resorts have been built around their courses. Mar Menor Golf Resort, La Torre and Saurines de la Torre were designed by Jack Nicklaus, between lakes and fairways; Roda Golf and Hacienda Riquelme lie a little further out. The principle is the same from one resort to the next: gated estates where villas and apartments face the greens, with pools, shops and services on site.

The population is international: Scandinavians, Britons, Belgians and French people settle here or stay part of the year. Social life is organised around competitions, clubs and events, and it runs twelve months a year. Winter is the high season for the golfers who come down from northern Europe.

Murcia airport is ten minutes from La Torre and fifteen from Mar Menor Golf Resort. The lagoon beaches are a quarter of an hour away, Cartagena and Murcia less than thirty minutes. You need a car for everything outside the resort.

Apartments and penthouses on the golf front run from €150,000 to €280,000, townhouses sit around €220,000, and villas with a private pool from €300,000 to €700,000. That works out at €1,100 to €2,000/m². Letting follows two seasons: golfers in winter, families in summer.

The micro-areas to know: Mar Menor Golf Resort, the closest to the services of Torre-Pacheco, with its hotel and its spa; La Torre, the best equipped for shops on site and the nearest to the airport; Saurines, the quietest, around its lake. Roda Golf is the closest to the beach, eight minutes away, and Hacienda Riquelme the largest and the cheapest, among the olive trees.

These resorts suit golfers first, then buyers who want a villa with a pool and the upkeep taken care of. The entry price is one of the lowest in our Spanish selection. For everyday Spanish village life, Los Alcázares or Santiago de la Ribera answer better.

New-build is plentiful: apartments, bungalows and villas with pools, delivered furnished in gated estates with courses and pools, phase after phase. Expect €1,600 to €2,300/m² for new-build, against €1,100 to €2,000/m² for resale in the 2005-2010 developments. That gives apartments from €180,000 to €300,000 and villas from €320,000 to €700,000.

They were built in bulk between 2005 and 2010, then corrected hard by the 2008 crisis. Prices restarted from a cleaned-up base while their Andalusian equivalents tripled. The product is comparable: a villa with a pool, a Nicklaus course, on-site security. The difference comes from the location, in the farming plain rather than on the coast.

La Torre for self-sufficiency, with its shops on site and the airport ten minutes away; Mar Menor Golf Resort for the hotel, the spa and Torre-Pacheco next door; Saurines for the quiet around its lake. Roda Golf lets you reach the beach by bicycle, and Hacienda Riquelme has the gentlest budget in the largest grounds. We show three contrasting resorts on the same day, so you can compare the fees, the distances and the activity.

It is the dominant way of buying here, since the resorts are developed in successive phases. The sequence is set: a reservation contract, then 20 to 40% of the price staged during construction, the balance paid at the notary when the keys are handed over. Since law 20/2015, deposits must be placed in a dedicated account and covered by a bank guarantee or an insurance policy. This is the point we check before any signature. On top come VAT at 10%, AJD at 2% and the legal guarantees: one year, three years, ten years.

Torre-Pacheco, with its market and its Spanish shops, is five minutes away, the beaches fifteen, Cartagena and Murcia less than thirty minutes. The resort serves as a base and the car does the rest. The shops and the clubs of the resorts also run off season. Buyers who want Spanish village life first will be better served in Los Alcázares or Santiago de la Ribera.
