The atmosphere
San Pedro del Pinatar and its seaside district of Lo Pagán occupy the northern tip of the Mar Menor. The lagoon is on one side, the regional park of the salt flats on the other: a chequerboard of pink water where the flamingos feed, crossed by footpaths and salt mills. It is the most natural part of the Costa Cálida.
Lo Pagán has its habits: the open-air mud baths are taken freely along the promenade, and they have been used since Antiquity for the skin and the joints. Villananitos beach faces the lagoon; on the Mediterranean side, the long beaches of La Llana extend the salt flats. The fishing port, one of the last still working on the lagoon, supplies the seafront restaurants, where they serve caldero, the local seafood rice.
San Pedro, the town inland, carries the year-round life: the Monday market, one of the largest in the region, shops, schools and services. The municipality straddles the border between Murcia and Alicante. Alicante airport is forty minutes away, Murcia twenty, and the beaches of Orihuela Costa ten.
This is the cheapest market of the Mar Menor resorts. Apartments a few steps from the beaches run from €160,000 to €350,000, town houses trade at around €250,000, villas and chalets from €300,000 to €800,000. Demand is Spanish, Scandinavian and increasingly French-speaking, and values rise steadily, without speculative jolts.
The micro-areas to know: the Villananitos front and the Charcas promenade on the lagoon side, the port avenue and old Lo Pagán to live on foot. El Mojón is a quiet enclave on the Alicante border. The centre of San Pedro has the town houses at the best price, five minutes from the beaches.
Lo Pagán suits walkers of the salt flats, families who want a plain resort, and spa-goers who come back for the muds. It is also the cheapest entry point around the lagoon, provided the housing stock is sorted street by street.
