The atmosphere
Marbella is an Andalusian town of 150,000 inhabitants, and its centre is covered on foot. The Casco Antiguo, around the Plaza de los Naranjos, lines up white lanes, bougainvillea and small squares where the terraces serve Marbellíes and visitors alike.
The centre works all year: the covered market in the morning, the shops of Avenida Ricardo Soriano, the Museo del Grabado and the Dalí bronzes on the Avenida del Mar. Several Michelin-starred tables sit in the lanes, a few minutes from the neighbouring Golden Mile.
Everything is done on foot. The beach and the Paseo Marítimo lie at the end of every street, the marina and the Bajadilla club close the bay, and seven kilometres of promenade lead to Puerto Banús. Málaga airport is forty minutes away by motorway, with a direct flight from Luxembourg.
The centre holds two markets. In the Casco Antiguo, restored village houses and small older buildings form a heritage micro-market, between €400,000 and €1.5M. Around them, the residential avenues offer period apartments and penthouses facing the sea, from €350,000 to €3M on the front line. Expect €3,500 to €7,000/m² depending on condition and distance to the beach.
The micro-areas to know: the Plaza de los Naranjos and the upper lanes of the Casco for the older stock; the Avenida del Mar and the front line of the Paseo to live facing the Mediterranean. The streets between Ricardo Soriano and the beach, Miraflores and El Calvario, serve practical daily life; La Bajadilla-El Pilar stays cheaper and is moving upmarket as the port is rebuilt.
Marbella Centre suits buyers who want an urban life on foot from the sea: year-round residents, couples without a car, rental investors. Letting, short or long, is the most in demand in the town. We check parking and noise exposure before every offer.

The centre produces little new-build: nothing is built inside the Casco Antiguo, where recent supply comes down to the heavy refurbishment of village houses and small blocks. A few contemporary residences come out on the avenues and towards La Bajadilla. Expect €5,500 to €8,000/m² on those operations, against €3,500 to €7,000/m² in the older stock: €400,000 to €1.5M in the Casco, up to €3M on the front line.

The area suits city buyers who want to do everything on foot: year-round residents, working couples and retired people, and rental investors. The centre shows the steadiest demand in Marbella, summer and winter alike. For a Luxembourg buyer, this is the pied-à-terre that works twelve months a year.
