The atmosphere

East of Marbella’s centre, the hills are covered in pine groves and the urbanisations spread out. The road drops between hundred-year-old umbrella pines to the sandy beaches of Los Monteros, El Alicate and Cabopino, where the dune is protected.

Los Monteros is organised around its historic hotel: single-storey villas among the pines and the La Cabane beach club. Elviria, slightly further east, works as a centre of daily life, with its shops, restaurants, banks and The English International College.

Everything is done within ten minutes, from the Santa María golf course to the Saturday shop, and Marbella’s centre stays a quarter of an hour away. Málaga airport is thirty-five minutes away, the shortest transfer of any Marbella neighbourhood.

The market combines apartments in tree-planted residences from €450,000, family townhouses, and villas in the pine groves between €1M and €5M. The front line at Los Monteros is a micro-market of its own. Homes there change hands more slowly than west of the town.

The micro-areas to know: Los Monteros and Río Real on the western side for the established seaside; Elviria for the practical centre, around Santa María Golf. Las Chapas and El Rosario carry the villas among the pines, and Cabopino-Artola, around the dune and the marina, is lived in as a year-round holiday address.

Marbella East suits families who want quiet beaches and schools less than ten minutes away, and buyers who find the west of the town too exposed. Use here is family use: summer stays, off-season weekends, and year-round living once the children are at school locally.

New-build stays a minority here: a few contemporary residences with roof terraces in the pine groves of Elviria, Las Chapas and Artola, and architect-designed villas built one at a time on plots bought back. Expect €5,000 to €7,500/m² on these developments, against €3,500 to €6,000/m² for resale stock, so €600,000 to €1.4M for a new apartment and €1.5M to €4M for a villa.

Luxembourg and Belgian families with school-age children, couples who want Marbella without the activity, long-term buyers attached to the pine groves and the sandy beaches. The international school at Elviria is ten minutes away, and the airport run, the shortest in Marbella, makes a weekend round trip realistic.

Yes. The English International College is in the neighbourhood, and so is the German College at Elviria. Shops, clinics and sports clubs run all year, and Marbella’s centre is a quarter of an hour away. The beaches and the pine groves serve as weekend ground.

Modest-sized residences slotted into the pine groves of Elviria, Las Chapas and Artola: two to three storeys, large glazed openings, a shared pool, an underground garage, most often with a fitted kitchen on delivery. Villas built one at a time on plots bought back are added to that. Available land is limited and wooded, so these developments stay spread out. The front line itself is no longer rebuilt.
