The atmosphere
La Vila Joiosa is recognisable by its fishermen’s houses, painted blue, ochre, pink and green, and lined up facing the sea. Those colours once made it possible to pick out your own house from out at sea. The town has 35,000 inhabitants and stretches between Benidorm and El Campello, with a fishing port still in operation, Roman remains and a medieval centre that is still partly fortified.
The market is still local, and the end-of-day auction supplies the restaurants around the port. The Moros i Cristians festival, at the end of July, takes over the whole town for a week, with a night-time landing on the beach. Chocolate has been made here since 1881: three chocolate makers are based in the town, among them Valor, whose museum is open to the public.
Services cover daily needs: shops open all year, a health centre, the Marina Baixa comarcal hospital inside the municipal boundary, Benidorm’s private clinics ten minutes away, and international schools a quarter of an hour away. Two golf courses are fifteen minutes away. The TRAM serves the town and reaches Alicante in forty minutes; Alicante airport is thirty-five minutes away, the shortest transfer on the northern coast.
The market is among the most affordable on the coast, alongside Benidorm’s. The town developed later and more slowly, so its seafront was never built up vertically. You will find recent apartments by the beach, townhouses in the casco and villas on the heights, at prices around a third below those of Jávea.
The micro-areas to know: the Barri Antic and the Arsenal for the coloured houses; the Platja Centre and its paseo for apartments within walking distance of the beach; Montiboli and the Playa Paraíso, to the south, for villas and new-build by the sea. That leaves Bella Vista, on the hill, for panoramic views, then Xarco and the Racó del Conill, to the north, for coves and quiet.
Villajoyosa suits buyers who want a Spanish town rather than an international resort, quick access to the airport and a contained budget. You have to accept living in Spanish day to day, including with tradespeople and public offices. That is the trade-off for a town that stays lived in all year.

New-build here is among the most affordable on the coast, alongside L’Albir: family residences with a pool and a garage towards the Playa Paraíso and Montiboli, plus a few developments on the heights of Bella Vista. The historic seafront is protected and stays outside development. Expect €2,700 to €3,600/m² for new-build against €1,900 to €2,800/m² for resale, around a third less than in Jávea.

Who is it for?
Villajoyosa suits buyers who prefer a living Spanish town to an international resort, on a controlled budget. The airport transfer is the shortest on the northern coast: thirty-five minutes. The usual French-speaking profile is a working couple who come often and for short stays.
