The atmosphere
Altea sits at the head of its bay, between Calpe and Benidorm, with the Sierra de Bernia behind it. The white old town climbs its hill to the church of Nuestra Señora del Consuelo, topped by a dome of blue and white tiles, one of the most reproduced images on the Costa Blanca. Below are a seafront promenade, two marinas and pebble beaches.
The Fine Arts faculty of the Miguel Hernández University has its campus in Altea. The paved lanes line up galleries and studios, and the Palau d’Altea runs a cultural season all year. Benidorm is twelve kilometres away, and the evening restaurants are in the old town.
Shops work all year and the health centre is in town. The Marina Baixa district hospital is twenty minutes away, the private clinics of Benidorm fifteen. The international schools of l’Alfàs del Pi and La Nucía are ten or fifteen minutes away, and the Don Cayo golf course at Altea la Vella ten. The TRAM station links Alicante and Dénia, and Alicante airport is fifty minutes away.
The market splits in two. The casco antiguo offers small stone village houses, scarce and fought over. Altea Hills and the Sierra de Altea, on the hill, line up contemporary villas with plunging views in gated urbanisations. Between the two are the seafront apartments and the residences of Campomanes, near the port. Values are stable and turnover is slower.
The micro-areas to know: the casco antiguo for the stone and life on foot; the Paseo del Mediterráneo for the front line; Altea Hills and the Sierra de Altea for panoramic villas. Campomanes and Marina Greenwich give the life of the port; Altea la Vella, further inland, rural quiet and golf; La Olla, on the Calpe side, the houses at the water’s edge.
Altea suits buyers who care more about the setting and the culture than about square metres of sand: couples without dependent children, creative professions, active retirees who want village life day to day. Those after a family sandy beach will be better served in Calpe or Villajoyosa, twenty minutes away on either side.

New-build is scarce and expensive. The relief, the protection of the landscape and a listed historic centre limit supply to villas built one at a time on the heights of Altea Hills and the Sierra de Altea, and to a few residences near Campomanes. Expect €4,000 to €5,500/m² for new-build against €2,800 to €4,000/m² for resale.

Who is it for?
Buyers attached to the setting, the heritage and the cultural life: couples without dependent children, creative professions, active retirees. Benidorm, twelve kilometres away, gives access to the services of a large town without its density. The municipality stays lived in out of season.
