The atmosphere
L’Alfàs del Pi is a municipality of 23,000 inhabitants, more than half of whose residents are foreign. It is built on two centres: the village, inland, and L’Albir, its seafront between the Serra Gelada nature park and the bay of Altea. This is where the largest Norwegian colony in Spain settled, alongside large Belgian, Dutch and British communities.
L’Albir is organised around its pedestrian promenade, extended by the Paseo de las Estrellas. Those stars refer to the film festival that l’Alfàs has run since 1988. The beach is pebble, the water is clear, and the lighthouse path crosses the Serra Gelada to the viewpoint. The rhythm changes little from one season to the next.
The shops are open all year, with Scandinavian and Dutch medical practices. The Marina Baixa district hospital and the private clinics of Benidorm are ten minutes away. The international schools are less than a quarter of an hour away: the Norwegian one in town, the British ones in La Nucía. Two golf courses are fifteen minutes away, and Alicante airport fifty.
The market mixes seafront apartments, residences from the eighties and villas on the slopes. Prices stay clearly below those of Jávea and Moraira for comparable services. Winter rental demand comes from Scandinavian retirees who rent for three to six months, from October to April, when the rest of the coast empties.
The micro-areas to know: the L’Albir seafront and its promenade for apartments; El Planet, on the Serra Gelada slope, for villas with a view; Cap Blanc and the Racó de l’Albir, on the Altea side, for residential quiet. The village core of l’Alfàs gives Spanish life and the softest prices; San Rafael and Escandinavia, the villas inland.
L’Albir suits those looking for a quiet daily life that is walkable and well kept: active retirees, families at a slow pace, buyers who want the sea without the bustle. French-speaking life is more discreet here than elsewhere on the coast; people speak Norwegian, Dutch and English first.

New-build here stays affordable and regular. Family residences of two and three bedrooms, with a pool, a garage and a solarium, come out on the slopes of l’Alfàs, at El Planet and along the La Nucía road, plus a few villas at Escandinavia. Expect €3,000 to €3,900/m² for new-build against €2,400 to €3,400/m² for resale. Nordic winter letting supports demand out of season.

Who is it for?
Active retirees and families who want a quiet, walkable setting that is well covered on the health side, away from the bustle of Benidorm. Belgian and Dutch residents are numerous here, and the international community is already organised. Luxembourg buyers arrive on the direct flight to Alicante, fifty minutes away by road.
