The atmosphere

Benissa is two separate places, between Calpe and Moraira. The village sits four kilometres inland, at two hundred and seventy metres of altitude; it has kept its medieval street plan and the neo-Gothic church of the Purísima Xiqueta, known across the comarca as the cathedral of the Marina. Below it, Benissa Costa holds the only four kilometres of coast the municipality has.

This coast has no promenade, no line of buildings along the sea and no apartment blocks. There are coves (Baladrar, la Fustera, l’Advocat, les Pinets), a path that links them, and villas scattered among the pines and the carob trees. You swim from the rock, and you eat in the village or at the port of Moraira. Some of the northern European residents live here all year.

Services are split between the two levels: the village has its shops, its Saturday market and its health centre. The shops of Calpe and Moraira are a quarter of an hour away, Dénia hospital thirty minutes, the international schools of the Marina Alta twenty. Ifach Golf is inside the municipality, which has its own AP-7 exit. Alicante is 1 h 10 away, with two direct flights a week from Findel.

The market is narrow and expensive, and that comes from the planning rules. The coast is reserved for individual houses on large plots, with capped heights: one villa per plot, and no apartments at all on Benissa Costa. No apartment block has gone up on the four kilometres of coast. The result is few transactions, long selling times and very stable values.

The micro-areas to know: Les Bassetes and the cala Llobella, to the north, near the sailing club; la Fustera, the only cove with real facilities; Baladrar and l’Advocat for villas set above the water. Then come Fanadix and Montemar, on the Moraira side, for large wooded plots, and Pedramala and San Jaime, inland, for more measured budgets.

Benissa suits a precise kind of buyer: someone who wants a villa above the water, in a landscape the planning rules protect. The entry price is high, a car is essential, and you have to wait for the right property. For a new-build apartment, Calpe or L’Albir will answer better.

New-build is rare and expensive here, and that is a planning matter: large plots imposed, heights capped, no apartment block on the four kilometres of coast. Supply comes down to the architect-designed villa, one per plot, plus a few new houses inland. Expect €4,300 to €6,000/m² for new-build against €3,000 to €4,200/m² for resale. A new villa with a sea view regularly passes €1.5M.

Who is it for?

Benissa suits buyers who think in terms of assets and want a villa above the water, in a landscape the planning rules protect for the long term: families who keep coming back to the Marina Alta, company directors after quiet, active retirees. Northern European buyers have been settled here for forty years, which makes resale predictable.
