The atmosphere

Jávea, Xàbia in Valencian, occupies the easternmost point of the Costa Blanca, between the Montgó massif and the Cabo de la Nao. The municipality is built on three separate centres. The Pueblo is the old town of tosca stone, built around its fortress church; the Port lines up fishermen’s houses and fish restaurants; the Arenal holds the only sandy beach, its promenade and its terraces.

More than half the residents are foreign: British, German, Dutch, Belgian, Scandinavian and French. You can live in English as easily as in Spanish, and the clubs and associations are many. The town does not empty in winter the way its strictly seaside neighbours do.

Shops work all year in the three centres, with the Thursday market in the Pueblo. The health centre is in town, Dénia hospital twenty minutes away, and the international schools within fifteen minutes. Two golf courses are reachable, a nine-hole course in Jávea and La Sella twenty minutes away. Alicante is 1 h 15 away and Valencia 1 h 15 as well; the last fifteen kilometres from the AP-7 are on a secondary road.

The market is one of the two most expensive on the northern coast, with Moraira. The detached villa dominates, in low-density urbanisations set on the cliffs and in the pine woods. Apartments are concentrated at the Arenal and the Port. The protection of the Montgó and of the cape cliffs closes off most of the building land: new supply will stay limited.

The micro-areas to know: Balcón al Mar, Cap Martí and Portichol for villas overlooking the sea; Tosalet and Adsubia for large wooded plots in the quiet; Costa Nova and Ambolo, on the Granadella side, for the most open views. The Arenal and Montañar give apartments within walking distance of the beach; the Montgó, on the Jávea side, space and greenery.

Jávea suits buyers who want an international community already in place, full services and a protected landscape. You have to accept depending on the car. It is also one of the few areas of this group where living here all year works without giving up services: shops, doctors and schools stay open in January.

The property market

New-build is scarce and expensive. The Montgó nature park and the protection of the cape cliffs close off the building land: supply comes down to villas built one at a time on plots bought back, and to a few small residences at the Arenal. Expect €4,000 to €5,500/m² for new-build against €2,800 to €4,200/m² for resale, a large part of which dates from the 70s and 80s.

Who is it for?

Families and active retirees who want an international community already settled, schools and full services, without the density of the big resorts. The clubs and associations make arrival easier, and you will find French-speaking contacts in most trades. The Montgó nature park and the protection of the cape cliffs limit building.

Things to consider

The Pueblo gives the stone, the market and Spanish life, three kilometres from the sea. The Port brings the maritime setting, the fish restaurants and a quiet residential fabric. The Arenal concentrates the sand, the promenade and the summer activity, and therefore the noise and the crowds in season. The three are close enough to see in the same day, and that is the right way to decide.

In practical terms, yes. Shops, doctors, tradespeople and the local administration are used to a population more than half of which is foreign, and English is enough in most situations. We still advise learning the basics: access to local tradespeople, to the best prices and to village life goes through Spanish. Valencian also remains the language of the municipality.

You mainly need to price them correctly. A large part of the stock dates from that period: no insulation, old electrical installations, pools that no longer meet the rules, sometimes a septic tank instead of mains drainage. These properties remain worth looking at for their plots and their views. The condition is to cost the works before the offer and to check planning compliance with the town hall.

Because the building land has almost disappeared. The Montgó nature park, the protection of the Cabo de la Nao cliffs and a restrictive local plan rule out volume schemes. What does come out of the ground is limited to villas built one at a time on plots bought back, and to a few small residences on the Arenal side. The price gap follows: €4,000 to €5,500/m² for new-build against €2,800 to €4,200/m² for resale. You have to accept that scarcity before looking here.
