The atmosphere

Dénia closes the Costa Blanca to the north, where the province of Alicante meets that of Valencia. The town has 45,000 inhabitants and is organised around three landmarks. The castle overlooks the centre, the port runs ferries to Ibiza and Palma, and the Montgó massif shelters the bay. This nature park rises to 753 metres and is visible from most viewpoints in the municipality.

Mornings are spent at the municipal market and the red prawn auction. In the afternoon people go down to the coves of Les Rotes, where rock replaces sand and the water stays clear. In the evening the terraces of calle Loreto fill up. Dénia has been a UNESCO creative city of gastronomy since 2015, and you notice it at the table rather than on the signs.

Everything works all year: town-centre shops on foot, Dénia hospital in town, and the international schools of the Marina Alta fifteen minutes away. Two golf courses are close by, La Sella and its 27 holes at ten minutes, Oliva Nova at twenty. Alicante airport is 1 h 20 away on the AP-7, Valencia airport 1 h 15. This is the only area on the northern coast with two gateways.

The market is broad and easy to read. Apartments in the centre and at Les Marines set the entry level, and the villas of the Montgó hold the mid-range. Les Rotes concentrates the top of the market, with its houses set on the rock. Building land is running out and the nature park freezes the heights: values rise slowly, without falling back.

The micro-areas to know: Les Rotes for the waterfront villas and the coves; the Montgó, on the Dénia side, for large wooded plots with a view over the bay; Les Marines and Les Deveses for sand and holiday residences. You live on foot in Baix la Mar and in the historic centre; La Pedrera and Marquesa occupy the castle hill.

Dénia suits buyers who want a town lived in twelve months a year rather than a seaside resort: families who come during the school holidays, active retirees, and self-employed people split between the Grand Duchy and Spain. The airport run is the longest of this group; the double access through Alicante and Valencia makes up for part of it.

The property market

New-build stays limited and goes up on the second line, behind Les Marines and around the centre: small residences with a pool, a garage and a solarium, plus a few villas on the Montgó slope. Expect €3,000 to €4,000/m² for new-build against €2,200 to €3,400/m² for resale. The seafront, built in the 70s and 80s, is no longer being renewed.

There is no time difference, two airports are within reach, and the services stay open out of season.

Your questions about Dénia

Yes. The town has 45,000 permanent residents, a hospital, a daily municipal market, schools and the district administration. It works in January as it does in August. Les Marines is the exception: very residential and turned towards the holidays, it empties in winter. We check the share of permanent residents building by building before taking you to view.

Les Rotes puts the sea at the foot of the house, with rocky coves and very clear water. In return the plots are small and the prices are the highest in the municipality. The Montgó gives large wooded plots, a view and quiet for a lower budget. It requires a car for every trip and real upkeep of the grounds, annual scrub clearance included.

Little on the front line: the seafront dates from the 70s and 80s and is no longer being renewed. New-build is concentrated on the second line, with small residences with a pool, a garage and a solarium behind Les Marines and around the centre. A few villas come out on the Montgó slope, where the nature park freezes most of the building land. Expect €3,000 to €4,000/m², plus 10% VAT and 1.5% AJD, so 10 to 12% in costs in total. No IGIC here: that regime belongs to the Canaries.
