The atmosphere
The Peñón de Ifach, a 332-metre rock listed as a nature park, drops into the sea in the middle of the municipality and separates its two beaches. The town has 25,000 inhabitants and takes in four times as many in summer. It keeps a working fishing port, salt pans where flamingos stop inside the built-up area, and a restored old fishermen’s quarter.
The seafront is heavily built up: towers from the seventies to the two thousands line their façades along the playa de la Fossa and the Arenal-Bol. In return, you reach the sand on foot on budgets below those of the municipalities further north. The day is organised around the promenade, the late-afternoon auction and the terraces of the casco antiguo, on the hillside.
Services work all year: shops, weekly markets, a health centre and a private clinic, and the international schools of the Marina Alta fifteen minutes away. Ifach Golf is ten minutes away, Don Cayo twenty. Calpe is one of the few municipalities of this group with a TRAM station on the Alicante–Dénia line, and Alicante airport is an hour away on the AP-7.
This is the best price-to-sea ratio on the northern coast. An apartment with a view costs a third of a villa in Moraira. The market is deep, with several thousand homes on the seafront, and sound properties resell quickly. The stock stays uneven: the state of the building often makes the difference between two neighbouring blocks.
The micro-areas to know: La Fossa and the Levante for the front line and the towers facing the Peñón; the Arenal-Bol and the casco antiguo to live on foot; Maryvilla and Empedrola for the villas clinging to the hill. La Canuta and Cometa, on the Benissa side, give residential quiet; Puerto Blanco and Baladrar, the coves and the houses at the water’s edge.
Calpe suits buyers who want the sea in front of them without the entry ticket of Jávea or Moraira. It also suits investors after a liquid holiday let, and families who do everything on foot. You have to accept the density of the seafront and a marked season in July and August.

The property market
New-build stays moderate and almost always on the second line: two- and three-bedroom residences with a pool, a garage and a solarium on the heights of the Arenal-Bol, La Canuta and Cometa, plus a few contemporary villas at Maryvilla. Expect €3,000 to €3,900/m² for new-build against €2,200 to €3,200/m² for resale. The seafront, built from 1970 to 2000, is only renewed at the margin.

Buyers who want the sea within reach without the budget of Jávea or Moraira, families who like doing everything on foot, investors looking for a liquid holiday let. It is a realistic way into the northern coast for a first purchase on a controlled budget.
