The atmosphere
El Campello sits twenty minutes north of Alicante, and its fishing port is still working. The auction is held in the late afternoon, the sixteenth-century watchtower marks the headland, and the Ibero-Roman site of the Illeta dels Banyets surfaces a few metres from the terraces. In front of the village, the playa de Muchavista runs three kilometres of fine sand, with the tram alongside the whole length.
The municipality has 28,000 inhabitants and does not empty in October. In the morning, the paseo belongs to walkers and swimmers. At midday, the rice dishes of the port fill the tables, including on weekdays. In the evening, people watch the boats come in, or take the tram to dine in Alicante without driving.
Daily life is settled on the spot: local shops, a weekly market, a health centre, state and bilingual schools, a sailing club and padel courts. The Sant Joan d’Alacant university hospital is ten minutes away, the Bonalba and Alicante golf courses a quarter of an hour. TRAM lines 1 and 3 reach the centre of Alicante in twenty-five minutes. Alicante-Elche airport, served non-stop from Luxembourg, is twenty-five minutes away on the A-70.
Prices stay moderate for a seafront this well connected. Muchavista lines up every generation of building, from the towers of the seventies to new residences with a pool and a garage. The old village has fishermen’s houses and apartments without a lift; the heights to the north concentrate the villas. Year-round letting, driven by working people priced out of Alicante, underpins values.
The micro-areas to know: Muchavista for the front line and the tram at the door, the centre and the port for life on foot. To the north, Coveta Fumá and Cala d’Or for villas above the rocky coves; Venta Lanuza and l’Amerador for family houses set back from the N-332.
El Campello suits buyers who want a Spanish base they can use without a car, in a municipality lived in all year rather than an international urbanisation. The budget sits around a third below that of the Playa de San Juan, ten minutes further north by tram.

New-build is concentrated back from Muchavista: small residences with a pool, a garage and a bike store, from €280,000 to €450,000. The front line releases almost no land any more. The heights to the north mainly produce one-off villas, from €600,000 to €1.2M. Expect €2,800 to €3,500/m² for new-build against €1,900 to €3,000/m² for resale, up to €4,000/m² facing the sea.

Who is it for?
The area suits buyers who want a seaside address lived in all year without depending on a car: families who take the tram into Alicante, active retirees, and Luxembourg remote workers who alternate between the Grand Duchy and Spain. The airport is twenty-five minutes away, which makes a long-weekend round trip realistic.
