The atmosphere
Playa de San Juan is Alicante’s seaside frontage: seven kilometres of fine, shallow sand, a promenade planted with palm trees and, behind it, a grid of wide avenues with nothing in common with the old town. The rocky peninsula of the Cabo de las Huertas closes the bay to the north-east, three kilometres from the sand: low villas, coves and footpaths.
The area works as a residential seaside resort rather than a village. People run on the paseo at daybreak, lunch in the restaurants of avenida de Niza, play the Alicante golf course laid out among the pines, and dine facing the sea. In summer, the beach draws the whole city and the terraces stay full. In winter, the permanent residents are numerous enough to keep shops and restaurants running.
The services are those of a city: supermarkets and shopping arcades, private clinics, the Sant Joan university hospital five minutes away, the area’s international schools, tennis and padel clubs. TRAM lines 1, 3 and 4 drop you in the centre of Alicante in fifteen to twenty minutes. Alicante-Elche airport, served non-stop from Luxembourg, is twenty minutes away on the A-70.
After the historic centre, this is the most expensive market in the conurbation. The seafront lines up towers from the sixties to the eighties, regularly renovated, and a few new residences. The second line offers family apartments with a pool; the Cabo de las Huertas and Vistahermosa concentrate the villas, on land almost exhausted, which protects values.
The micro-areas to know: avenida de Niza and the Costa Blanca for the front line, the Cabo de las Huertas for villas and coves (Cala Cantalars, Cala Palmera). Set back, Vistahermosa for family residences with gardens, the Albufereta for its small sheltered bay, and Sant Joan d’Alacant, the original village, for Spanish life five minutes away.
The area suits those who want the sea and city services in the same place: families with children in school, people working in Alicante, and Luxembourg buyers looking for a well-kept address that resells. It can be occupied twelve months a year, which seasonal urbanisations do not allow.

New-build is scarce here: land at the Cabo de las Huertas and at Vistahermosa is exhausted, and supply comes down to a few residences set back from the seafront, villas on the last plots and heavy refurbishments of older buildings. Expect €4,000 to €5,500/m² for new-build against €2,800 to €4,200/m² for resale: new apartments from €450,000, villas beyond €900,000.

Who is it for?
Families and working people who want the beach without giving up city services, golfers, and Luxembourg buyers looking for a well-kept address that is liquid at resale. The area lives all year, which allows mixed use: a few weeks for yourself, the rest on medium-term lettings.
