The atmosphere
Alicante is a city of 340,000 inhabitants, lived in all year. Its centre is laid out between the sea and Mount Benacantil, crowned by the castle of Santa Bárbara: the Explanada de España and its millions of tesserae, the redeveloped port, the Rambla. Above, the white quarter of Santa Cruz clings to the rock, with its whitewashed façades and its flowerpots climbing the steps.
The day begins at the Mercado Central, a market hall of 1921 where people still buy their fish in the morning. The terraces of plaza Gabriel Miró and of the casco take over, and the Postiguet beach is a five-minute walk away. In the evening, El Barrio concentrates the city’s nightlife: real activity, to be weighed against the street you have in mind.
Everything is within walking distance: shops, markets, clinics and the general hospital, theatres, the MARQ archaeological museum. The AVE station puts Madrid two hours twenty away, and the TRAM lines serve the university and the northern beaches. Alicante-Elche airport, linked non-stop to Luxembourg, is fifteen minutes away.
The market is that of a provincial capital: grand apartments in the Ensanche Diputación with mouldings and high ceilings, older buildings in the casco to renovate, a few careful refurbishments. Year-round rental demand comes from students, healthcare staff, civil servants and remote workers. It does not depend on the beach season.
The micro-areas to know: Santa Cruz for the tiny houses on the steps, the Ensanche Diputación for large grand apartments, the Mercado-Alfonso el Sabio area for neighbourhood life. A little to the south, Benalúa for low-rise buildings and gentler prices; the port frontage and the Postiguet for the view and the promenade.
The centre of Alicante suits buyers who think in terms of use and yield rather than holidays: an urban pied-à-terre occupied for a few weeks and let for the rest of the year. Here the rental market is made by residents, not by holidaymakers.

The centre is poor in new-build: the fabric is complete, no land is free, and supply almost always goes through the full refurbishment of older buildings, delivered with a lift and installations to current standards. These schemes sell at €3,000 to €4,200/m², against €1,800 to €3,200/m² for resale as it stands: €280,000 to €550,000 for a grand apartment in the Ensanche, up to €900,000 for a top-floor attic.
