The atmosphere
San Vicente del Raspeig and Mutxamel form the residential ring of Alicante, ten kilometres from the sea. San Vicente has 60,000 inhabitants and grew up around the campus of the University of Alicante and its 25,000 or so students. Mutxamel, more rural, lines up its urbanisations and its golf course on the slopes running down to the huerta.
People live here all year, not on holiday. In the morning, the tram and the shuttles fill the campus; the shops of avenida de la Libertad trade on weekdays as on Saturdays. Families meet at the sports clubs and in the parks. Patron saint festivals, neighbourhood paellas and markets set the calendar, out of season as in summer.
The practical side is that of a real town: health centres, the Sant Joan d’Alacant hospital ten minutes away, state, semi-private and bilingual schools, municipal sports complexes, superstores. TRAM line 2 links Luceros, in the centre of Alicante, in about twenty minutes. The San Juan beaches are fifteen minutes away, the Bonalba golf course ten, and Alicante-Elche airport, served non-stop from Luxembourg, twenty.
The square metre costs around half what it does on the seafront. New development is active: buildings with a pool, a garage and a bike store, and estates of terraced houses. Rental demand comes from students, academic staff, hospital workers and young households priced out of Alicante. It rests on use, not on the tourist season.
The micro-areas to know: the centre of San Vicente around plaza de España for life on foot, Santa Isabel and the surroundings of the campus for student investment. To the north, Haygón and the new districts for recent schemes; in Mutxamel, Bonalba for villas around the golf course, Els Plans and Valle del Sol for detached houses in the quiet.
These two municipalities suit buyers who think in terms of use and yield: student buy-to-let, a family settling year-round, or a Spanish base on a controlled budget. The beach stays a quarter of an hour away by car.

Expect €2,200 to €2,700/m² for new-build, half the seafront level, against €1,300 to €2,200/m² for resale.
