The atmosphere
Gran Alacant occupies the wooded plateau of the Santa Pola cape, between the salt pans and the sea: an urbanisation planned among the pines, open to the Carabassí dune and the open water. Below, Santa Pola remains an active fishing port, with its sixteenth-century fortress castle, its auctions and its ferry to the island of Tabarca, a marine reserve half an hour’s sailing away.
The two levels are not alike. Up above, daily life is very northern European: low houses, gardens, communal pools, a morning walk in the pine woods, British, Scandinavian and Dutch communities long settled here. Down below is the Spanish life of the port, the tapas of the paseo and the salt pans, where the flamingos stop over for a good part of the year.
Shops and services are split over the two levels: two shopping centres and local shops in Gran Alacant, the full range of services in Santa Pola (market, health centre, schools, sailing clubs), Elche general hospital twenty minutes away. Alicante-Elche airport, served non-stop from Luxembourg, is ten minutes away.
Bungalows and terraced houses from the 1990s to the 2010s dominate the market, with a roof solarium and a communal pool. New schemes keep coming out on the last remaining plots. Santa Pola’s seafront, more urban, offers conventional apartments. Prices stay clearly below those of Alicante, and the northern European clientele ensures steady resales.
The micro-areas to know: Monte y Mar and Sierra Mar, the oldest, for quiet bungalows; Altomar and Novamar for open views towards the sea; Puerto Marino and the recent phases for new-build. The lighthouse area takes the villas; on the Santa Pola side, the Gran Playa and Playa Lisa for the urban beach, the Varadero for port life.
Gran Alacant suits buyers who want to maximise the time spent on site: with the airport ten minutes away, a three-day trip stays usable. It also suits families on a measured budget and active retirees looking for an international community already organised, in a wooded setting.

In Santa Pola, the seafront is built up and new supply comes down to small schemes set back. Expect €2,400 to €3,000/m² for new-build against €1,600 to €2,600/m² for resale.
