The atmosphere
La Marina and El Pinet occupy the coastal fringe of the southern Alicante province, between Santa Pola and Guardamar. They are hamlets of Elche, some thirty kilometres from its centre: the municipality holds a strip of coast here. The Santa Pola salt pans nature park borders them to the north, the pine woods separate them from the N-332, and there are no towers and no concreted promenade.
The population has been northern European for forty years, Norwegian and Dutch first of all, and you hear it in the shops as much as on the beach. Restaurant menus are printed in four languages. People walk in the pines in the morning, ride to Guardamar by bike, and the winter stays lived-in without being lively.
Local services are on site: supermarkets, a pharmacy, restaurants and community clubs. For the rest you leave the area: the health centre, market and port of Guardamar are ten minutes away, Santa Pola fifteen, and Elche with its schools and hospitals twenty. The Vega Baja golf courses are twenty minutes away and the airport twenty-five, with two direct flights a week from Findel.
The market is one of the most affordable on the Alicante coast, and new-build comes out regularly: the municipality still holds land set back from the dune belt, which is itself protected and cannot be built on. What goes up here is single-storey houses, bungalows in small communities with a pool and a few villas, rather than blocks of flats. The northern European clientele makes resale predictable.
The micro-areas to know: the village of La Marina, along the N-332, for the shops and Spanish life; the La Marina urbanisation, west of the road, large and wooded, for houses with gardens. El Pinet, a hamlet of low houses facing the salt pans, is the quietest; then come the edges of the playa de La Marina and the southern fringe, towards Guardamar and its services.
The area suits buyers who want a house with a garden for the budget of an apartment, a wide beach on foot and an international community already organised. It will not suit anyone after city life or town-centre services. Here you take the car for the hospital, the secondary school or the cinema, rarely for more than twenty minutes.

The property market
New-build comes out regularly, set back from the protected dune belt: single-storey houses, bungalows in small communities with a pool and a solarium, a few villas, never blocks of flats. Expect €2,000 to €2,600/m² for new-build against €1,400 to €2,000/m² for older stock, so €220,000 to €350,000 for a new house and €400,000 and above for a villa. This is the most affordable new-build on the southern Costa Blanca.

Who is it for?
The area suits families and active retirees looking for a house with a garden on a contained budget, in an international community already in place. It also suits Luxembourg owners who want a base that is simple to maintain and to let from a distance. Pine woods and dunes here take the place of a built-up seafront.
