The atmosphere

In 1900, to halt the dunes that were burying the village, the forestry engineer Francisco Mira had hundreds of thousands of pines and acacias planted at Guardamar del Segura. A century later, the municipality is the most wooded on the Alicante coast: a pine forest several kilometres deep separates the eleven kilometres of beach from the built-up area, and rules out a continuous seafront.

The rhythm differs from the rest of the Vega Baja. You walk in the Alfonso XIII park beneath the pines, you go down to the beach on wooden walkways, you follow the mouth of the Segura as far as the marina. The village, up above, keeps its market, its squares and its festivals. Summer is lively without being saturated, and winter stays inhabited by a resident population.

Basic services are on the spot: shops and a weekly market in the centre, a health centre, state and bilingual schools, the Marina de las Dunas marina, sailing and sports clubs. Torrevieja hospital is fifteen minutes away, the Vega Baja golf courses twenty. Alicante-Elche airport, served non-stop from Luxembourg, is thirty minutes away on the AP-7 or the N-332.

Planning constraints are stronger here than elsewhere: limited heights, a listed pine forest and dune system, and strict coastal rules that freeze any new construction on the front line. So you buy mostly from existing stock: apartments in the centre and on the seafront, villas among the pines of El Moncayo, houses in the El Raso urbanisation. New-build stays scarce, and resells quickly.

The micro-areas to know: the town centre and its shops for life on foot, El Moncayo, between the pine forest and the beach, for villas. Els Estanys and Campomar, around the lagoons, for quiet houses; El Raso, a large and very international inland urbanisation, for entry-level purchases; Babilonia, the historic seafront, to be examined with caution.

Guardamar suits those who want the Vega Baja without its density: families attached to natural spaces, walkers and cyclists, Luxembourg buyers looking for a protected beach. Planning rules limit construction here, and the airport is thirty minutes away.

The property market

New-build is scarce here, and that is a matter of regulation: the pine forest, the listed dunes and the coastal law freeze the front line, and heights are capped. The few schemes come out set back, near the centre and towards El Raso: apartments from €220,000 to €350,000, houses and villas from €350,000 to €700,000. Expect €2,400 to €3,200/m² for new-build against €1,700 to €2,700/m² for resale.

Who is it for?

Families and active couples who want the sea without the blocks of flats, people who walk and cycle, retirees looking for a Spanish village with services. For a Luxembourg buyer, it is an alternative to Torrevieja: the same distances, with markedly less density and activity.

Your questions about Guardamar del Segura

Because the pine forest planted from 1900 onwards stretches between the town and the sea, which made a continuous built-up seafront impossible. Torrevieja built its own upwards, where Guardamar can raise nothing on the front line. The municipality is also far smaller, around 16,000 inhabitants, and its planning rules remain among the strictest in the Vega Baja.

These seafront houses, built at the start of the twentieth century on land in the maritime public domain, are the subject of a long dispute under the coastal law, with demolition orders and successive concessions. Their legal status is unusual and still evolving. We advise against committing to a project there without a complete and recent notarial and administrative analysis.

Yes, but little, and never facing the sea: the pine forest, the listed dune system and the coastal law forbid building on the front line. Schemes come out near the town centre and in the inland sectors, El Raso first among them. New-build costs more per square metre there, but it does not face the constant competition of new phases as in Torrevieja.
