The atmosphere

Torrevieja has 85,000 registered inhabitants and more than a hundred nationalities, on a coast framed by two salt lagoons listed as a nature park. The Torrevieja lagoon turns pink through micro-organisms and through the salt pans still in production. The La Mata lagoon, greener, borders to the north the seaside village of the same name, which has stayed quieter than the town.

The promenade and the marina stay busy all year, and the Friday market draws the whole comarca. Terrace menus are in several languages and the associative scene is dense: the international habaneras festival has been held here since the fifties. La Mata, a few kilometres away, works differently: two and a half kilometres of beach, a low-rise village, the rhythm of a family resort.

Services run all year: the Torrevieja university hospital, private clinics, multilingual practices, state and international schools, superstores, sports clubs. The local administration is used to foreign residents. The Vega Baja golf courses are fifteen minutes away, and the N-332 and the AP-7 serve the town. Alicante-Elche airport, linked non-stop to Luxembourg, is forty minutes away.

The market is the most affordable and the most liquid on the southern Alicante coast, and also the most uneven. The town has built a great deal: in the seventies first, then massively in the early two thousands. You find town-centre apartments, community bungalows with a pool and a few villas. Supply stays abundant, and resale turns on the quality of the property rather than on scarcity.

The micro-areas to know: the centre and the paseo for urban life and year-round letting; Playa de los Locos and La Veleta for the seafront; La Mata for the family beach and the quiet. Los Balcones and Los Altos group the community bungalows; Aguas Nuevas and Punta Prima, to the south, the recent residences close to Orihuela Costa.

Torrevieja suits buyers looking for a low entry ticket, services available straight away and an international community already in place, French speakers included. It is also the area where the choice of the building and of the street weighs most: between an owners’ association from the 70s and 80s with lifts to overhaul and a corner bungalow in a well-run community, resale is nothing like the same.

The property market

New-build goes up on the edges, at Aguas Nuevas, at Los Balcones and on the southern fringe towards Punta Prima: bungalow and apartment residences with a pool, a garage and a roof solarium, from €220,000 to €380,000. The centre offers almost nothing but resale from the 70s and 80s. Expect €2,200 to €3,000/m² for new-build against €1,300 to €2,200/m² for resale; the older stock is plentiful, and that gap is hard to recover at resale.

The area suits buyers on a contained budget who want full services straight away and an international community already in place. Retirees have the university hospital and multilingual practices; investors have a long-term letting market. The colour comes from a microscopic alga, Dunaliella salina, from halophilic bacteria that thrive in water saturated with salt, and from the small Artemia shrimp that feed on them. The intensity varies with the season, the temperature and the rate of evaporation. The salt pans are still worked. The whole area has been listed as a nature park since 1988.

Sorting counts here more than elsewhere. Entry-level supply is abundant and resells slowly when the property has no view, no terrace, no garage and no well-kept building. A front-line home, or a corner bungalow in a well-run community, lets and resells without difficulty. We check these points before putting an address in front of you.

The centre and La Mata, no: a permanent resident population, largely foreign, lives here all year, and the hospital and the shops operate continuously. Some outlying urbanisations, on the other hand, fall to very low occupancy from November to March. It is a selection criterion, and it is checked by visiting out of season.

New-build on the edges brings what the stock from the 70s and 80s does not have: a garage, insulation, controlled charges and the developer’s legal guarantees, one year on finishes, three years on habitability, ten years on the structure. It costs 25 to 40% more per square metre. That gap is hard to recover here: tens of thousands of older homes pull prices down.
