The atmosphere
Orihuela Costa is a sixteen-kilometre coastal strip attached to Orihuela, whose historic centre lies twenty-five kilometres inland. The shoreline is organised into named urbanisations: Punta Prima, Playa Flamenca, La Zenia, Cabo Roig, Campoamor. Sandy coves separate them, between low cliffs, and four golf courses structure them.
The day is spent outdoors: a swim in the morning, golf at the end of the morning, the terraces of the Cabo Roig or Campoamor marina at midday. La Zenia Boulevard, the largest shopping centre in the province, stands in for a town centre, and the Saturday market at Playa Flamenca draws the whole coast. Summer is dense; in winter, the golfers take over.
Services are sized for foreign residents: multilingual medical practices, Torrevieja hospital fifteen minutes away, international schools, supermarkets of every chain, sports clubs. The four golf courses in the municipality are Villamartín, Las Ramblas, Campoamor and Las Colinas. Alicante-Elche airport, linked non-stop to Luxembourg, is fifty minutes away on the AP-7.
The market is the most standardised in the Vega Baja, and therefore the easiest to read: apartments and community bungalows with a pool, golf townhouses, detached villas, and an isolated premium segment around Las Colinas Golf & Country Club. New-build supply stays abundant and developers follow one another, which weighs on the resale of the most ordinary properties.
The micro-areas to know: Cabo Roig and Campoamor for the cliffs, the coves and the marinas; La Zenia for the shops and the busiest beach; Villamartín and Las Ramblas for golf life around the plaza. Punta Prima and Playa Flamenca hold the entry level near the seafront, and Las Colinas, set apart in a wooded valley, the top end.
Orihuela Costa suits a second home that is simple to use and to let, golfers, and families buying their first property in Spain. It is the best specification-to-price ratio of our peninsular areas. In exchange, everything happens inside an urbanisation: there is no town centre, and the historic town stays twenty-five kilometres inland.

This is one of the largest new-build markets on the Spanish coast, and production is continuous and standardised: ground-floor bungalows, quads, golf townhouses, villas, whole resorts. Expect €200,000 to €450,000 for a bungalow or a new apartment, €400,000 to €800,000 for a villa, and up to €2M at Las Colinas, so €2,400 to €3,200/m² and €3,500 to €4,500/m² in the premium segment. Quality varies widely from one developer to another.

Who is it for?
The area suits golfers, families buying their first second home in Spain, and investors who want a standardised property, easy to let and to manage from a distance. Services are organised in the northern European way, and the entry budget has no equivalent in Andalusia. The direct Luxembourg-Alicante flight puts the coast fifty minutes from the airport.
