The atmosphere

Los Gigantes closes the west coast of Tenerife, at the north-west tip of the island. The cliffs that give it its name drop 600 metres into the Atlantic. The village is built as an amphitheatre above its marina: white lanes on the slope, bougainvillea and terraces turned towards the cliff.

Many owners have been coming back here for decades, for the harbour, the view and the microclimate, one of the sunniest on the island. To the south, Puerto Santiago and the black-sand beach of Playa de la Arena extend the village, with their shops and their promenade. Trips out to sea are part of local life: watching the dolphins and whales resident in the channel, excursions towards Masca.

The village covers everyday needs: supermarkets, pharmacies, a medical centre, restaurants and sailing clubs. The walking trails set off towards Masca and the Teno massif. For the large services, Costa Adeje is twenty-five minutes away on the coast road, and the South airport 35 minutes.

The topography makes the market: almost every home looks at the ocean, the harbour or the cliffs. The supply runs from an apartment in a residence with a pool to a villa clinging to the slope. Prices stay below those of Costa Adeje for a comparable view, and the gap narrows year on year. The quality of the view, head-on, side-on or looking down, creates wide differences from one home to the next.

Los Gigantes suits buyers who come first for the sea and for the view, and who accept the 35 minutes of road from the airport. The area lends itself to long stays rather than to trips of a few days. Sailors find a harbour at the foot of the village.

It is the trade-off of the village: thirty-five minutes by road, against fifteen to twenty for the Adeje coast. The dual carriageway keeps the journey smooth. For long stays, a winter month or a family summer, the distance counts for little. For trips of a few days, the south-east neighbourhoods are more practical.

Not all of them, but the amphitheatre topography helps: a large majority of the apartments and villas look at the ocean, the harbour or the cliffs. The quality of the view, head-on, side-on or looking down, makes wide price differences. It is the first point we check during a viewing, along with the sunlight on the terrace at the end of the day.

The three sectors follow one another along the coast and form a single living area. Los Gigantes holds the harbour and the views down over the cliffs. Puerto Santiago is more residential and flatter, with lower prices. Playa de la Arena is built around its black-sand beach, which suits families with children. We show all three sectors.
