The atmosphere

The Golden Mile covers the four kilometres of coast between Marbella’s old town and the port of Puerto Banús. The resort began here in the fifties around two hotels, the Marbella Club and the Puente Romano, which still set the rules for the area: low-rise Andalusian buildings and subtropical gardens.

The Paseo Marítimo runs along the sea to Puerto Banús; people walk or run it in the morning. Beach clubs and shaded terraces take the middle of the day. In the evening, the restaurants range from a chiringuito on the sand to Michelin-starred tables.

Everything needed for year-round living is under ten minutes away: Marbella’s centre and its shops, the Quirónsalud and HC Marbella private clinics, the international schools Aloha College and Swans International, and a dozen golf courses within fifteen minutes. Málaga airport is forty-five minutes away on the AP-7; the direct flight from Luxembourg takes 2 h 45.

This is the most expensive market on the coast, and the steadiest: nothing more is built on the front line, which holds prices up even in slow years. The supply splits between apartments in gated residences with large gardens (Marina de Puente Romano, Los Granados), penthouses facing the sea, and villas in the hillside urbanisations of Sierra Blanca and Cascada de Camoján.

The micro-areas to know: Marina de Puente Romano and Los Granados for the residences on the sea side; Oasis Club and Río Verde for the historic front line; Sierra Blanca, Cascada de Camoján and Nagüeles on the hillside for villas in gated urbanisations; Lomas de Marbella Club in between.

The Golden Mile suits a long-term purchase: a second home you keep and pass on, or a pied-à-terre let at high-season rates. International demand does not stop here, which matters on the day you sell.

New-build is scarce and will stay so: nothing more comes free on the front line. It takes two forms, a villa rebuilt on its own plot in Nagüeles or Sierra Blanca, and a handful of contemporary residences of a few homes. Expect €9,000 to €14,000/m² on these developments, against €6,000 to €9,000/m² for quality resale stock: €1.5M for a new apartment, €5M and more for a villa.

Who is it for?

Buyers who think in terms of assets and want the most established address on the coast: Luxembourg families after a long-term second home, entrepreneurs splitting the year between the Grand Duchy and Spain, investors whose first aim is to protect capital. The direct Luxembourg–Málaga flight makes a weekend round trip realistic.

Because the resort started here and the front line is fully built. The older residences and their gardens, the two original hotels and the Paseo Marítimo cannot be reproduced anywhere else on the coast. International demand therefore stays constant, and prices hold better than elsewhere on the Costa del Sol.

Expect from €800,000 for a two-bedroom apartment in a quality residence on the second line, between €1.5M and €3M in the most sought residences such as Marina de Puente Romano, and beyond €4M for front-line penthouses. The villas of Sierra Blanca, on the hillside, start at around €4M.

New-build takes two forms, the demolition and rebuild of a villa on its own plot on the heights of Nagüeles or Sierra Blanca, and a handful of residences of a few homes slotted between existing developments.
