The atmosphere

Estepona has 70,000 inhabitants and sits west of Marbella. Its historic centre has been restored: pedestrian lanes, white facades, geraniums at the windows and shaded squares. The town has also rebuilt its seafront, its fishing port and its promenade.

Between Estepona and Marbella runs the New Golden Mile, twenty kilometres of coast which carry most of the new building on the western coast. Contemporary sea-facing residences, architect-designed villas and complexes with a spa and a concierge sit next to established urbanisations such as El Paraíso and Atalaya, with their golf courses and schools.

Day to day, Estepona has the shops and services of a working town, at a calmer pace than Marbella: a covered market, a public hospital, private clinics and sailing clubs. Málaga airport is a good hour away, Gibraltar thirty-five minutes.

The market is the most active on the coast: new-build sells off plan at prices still 20 to 30% below Marbella for the same specification, while the old centre has village houses. The choice is therefore between contemporary new-build and Andalusian stone.

The micro-areas to know: the flower-filled casco and Seghers to live on foot; the port and La Rada for the urban seafront. On the New Golden Mile, El Paraíso, Atalaya and Benamara are the established urbanisations, Cancelada and Selwo carry the contemporary new-build, and Valle Romano sits on the golf side.

Estepona suits buyers who want a Spanish town lived in all year with the comfort of new-build, those who find Marbella too expensive for the same specification, and investors following the price gap between the two municipalities.

These are two different logics. The centre gives life on foot, village houses and softer entry prices, which suits a pied-à-terre. The New Golden Mile gives new-build, pools, direct access to the sea and the best rental liquidity. Both can be seen the same day, ten minutes apart.

On the strip that links the town to Marbella, Cancelada, Selwo, Atalaya and Benamara, and on the Valle Romano hills: that is where the buildable land is left which makes Estepona, with Casares-Manilva, the engine of new-build in Andalusia. Buying is almost always off plan: a reservation, then 20 to 40% staged during construction, the balance on handover at the notary. Each instalment must be covered by a bank guarantee or an insurance policy, and we ask for proof of it before any signature.
