The atmosphere
Casares Costa and Manilva take the coast between Estepona and Sotogrande, on beaches that are still lightly built. Two white villages overlook the area: Casares, on its cliff around the castle, and Manilva, surrounded by the muscat vineyards that run down to the sea. These are the last vineyards on the coast.
Finca Cortesín covers 215 hectares of gardens: a hotel, a golf course that hosted the 2023 Solheim Cup, and a residential programme of villas and large apartments. The homes there are few and widely spaced. The sector has two other courses, Doña Julia and Casares Golf.
Daily life happens in Sabinillas, a Spanish seaside town with a market, shops and a promenade, and at Puerto de la Duquesa, a marina lined with restaurants. The beaches stay lightly built as far as the coves of Punta Chullera. Estepona is ten minutes away, Sotogrande eight, Gibraltar and its airport twenty-five, Málaga an hour.
The market works on two levels. The first is one of the most affordable shorelines of the western Costa del Sol: seafront apartments from €200,000 to €450,000, townhouses around €350,000, villas from €500,000 to €1.2M. That gives €2,200 to €3,500/m² in the older stock. The second is Finca Cortesín, from €3M to over €10M.
The micro-areas to know: Puerto de la Duquesa and its front line for marina life; Sabinillas for Spanish daily life on foot; Casares Costa, with Doña Julia and Casares del Sol, for golf with a sea view. Three other addresses count: the Manilva hills, La Paloma and Los Hidalgos, for views at low prices; Finca Cortesín and Marina de Casares for the top of the range; the perched villages for Andalusian stone.
Casares Costa and Manilva suit a second home bought before Estepona prices catch up with the sector. Golfers find four courses within a ten-minute radius. Buyers aiming at Finca Cortesín work on a long horizon: supply there is small and resale is made to an international clientele.
Everyday life
- Finca Cortesín: hotel, Solheim Cup golf course, spa
- Puerto de la Duquesa and its restaurants
- White village of Casares (cliff and castle)
- Manilva vineyards and muscat bodegas
- Doña Julia and Casares Golf courses
- Sabinillas: market, shops and seafront promenade
- Roman baths of La Hedionda
- Lightly built beaches and coves towards Punta Chullera
The property market
Casares Costa and the Manilva hills carry, with Estepona, the largest share of new development on the western coast: contemporary residences with sea and golf views, pool and parking included. Expect €3,000 to €4,200/m² on new-build, against €2,200 to €3,500/m² in the older stock. Finca Cortesín stands apart, above €6,000/m², from €3M to over €10M.
Observed price range: €200,000 – €10M
Who is it for?
The area suits buyers who want the western coast without the Estepona budget, golfers with four courses including the Finca Cortesín one, and families looking for a lightly built shoreline. It is often a first purchase in Spain: on these budgets, a sea view stays within reach. Allow an hour of motorway to Málaga airport, or twenty-five minutes to the Gibraltar one.
Strengths
- Among the lowest prices per m² on the western Costa del Sol: €2,200 to €3,500/m² in the older stock
- Finca Cortesín holds the top of the local market, from €3M to over €10M
- A shoreline still lightly built, with two white villages inland
- Four golf courses and the sea within a ten-minute radius
- Estepona ten minutes away and Sotogrande eight, for services and restaurants
- The catch-up on Estepona prices is already measurable on new-build
Things to consider
- An hour by road to Málaga airport; the Gibraltar one is 25 min away
- Fewer upmarket services than Marbella: you go through Estepona, 10 min away
- Well-kept supply stays thin: we rule out many properties before proposing a viewing
