The atmosphere
Sotogrande covers 2,000 hectares at the western end of the coast, at the gates of Gibraltar. It was founded in 1962 by Joseph McMicking on the country club model, and it is the largest private urbanisation in Europe. The seafront is not built on, the avenues run under cork oaks and the hedges stay high.
The Real Club Valderrama and the Real Club de Golf Sotogrande, designed by Robert Trent Jones, structure sporting life in the sector. The Ayala and Santa María polo grounds host an international tournament every summer. Then come the marina and its lakeside quarter of La Isla, and the Colegio Internacional with its boarding house.
Life is organised by quarter: the historic Sotogrande Costa and its single-storey villas on the beach side, Sotogrande Alto around the golf courses, the marina and its apartments at the water’s edge, and La Reserva, the contemporary part with its club house and inland beach. Málaga is an hour away, Gibraltar and its airport twenty minutes.
This is a market of families: villas in the Costa trade between €1.5M and €6M, properties in Alto facing Valderrama between €2M and €12M, and they often pass from one generation to the next. Marina apartments open the market from €500,000. La Reserva carries the high-end new-build, up to villas at €15M.
The micro-areas to know: Sotogrande Costa and its Kings & Queens avenues for the historic villas on the beach side; Sotogrande Alto, around Valderrama and La Reserva, for the golf properties. The marina and La Isla carry the apartments at the water’s edge, and Torreguadiaro keeps the Spanish village life at the gates of the urbanisation.
Sotogrande suits multigenerational families looking for a gathering place, golfers and riders, and parents who send their children to school on site. Winter is quiet outside school holidays, which points towards a long-term second home.

The property market
New-build happens almost entirely at La Reserva, the only part of the urbanisation where land is still open: contemporary villas and apartments with a pool and a garage. Expect €5,000 to €8,000/m² on these developments, against €3,000 to €7,000/m² in historic Sotogrande, where buyers take on villas from the 70s. A new apartment starts around €800,000, a new villa around €3M.

Who is it for?
Families who want a place where several generations can gather, golfers, riders and polo followers, families splitting the year between Luxembourg and Spain. The boarding house at the Colegio Internacional also makes it a family relocation choice, with an airport twenty minutes away at Gibraltar.
