The atmosphere

Costa Adeje stretches along the south-west coast of Tenerife, between Playa de las Américas and the village of La Caleta. This is where the island's most accomplished development has been concentrated over the past twenty years: palm-lined avenues, immaculate seafront promenades, five-star hotels and carefully designed residences cascading in terraces down towards the Atlantic.

The atmosphere is at once elegant and relaxed. In the morning, you walk the promenade linking the beaches of Fañabé and El Duque; in the afternoon, you head to the Golf Costa Adeje course, its fairways suspended above the ocean; in the evening, the restaurant terraces come to life without ever tipping into excess. Costa Adeje has managed to remain a place to live, not merely a destination.

Day to day, everything is within easy reach: the Plaza del Duque and Gran Sur shopping centres, leading private clinics, international schools a few minutes' drive away, supermarkets, pharmacies and sports clubs. It is one of the few areas on the island where you can live year-round without any compromise on services.

The property market here is the deepest in the South of Tenerife: residential apartments in developments with pools, sea-facing penthouses, townhouses in upscale complexes and contemporary villas on the heights of Adeje. Quality homes sell quickly, yet supply remains varied enough to suit almost any plan.

Costa Adeje is for those seeking the best balance of comfort, services and seafront living: families looking for a main residence, couples planning a lasting second home, or buyers discovering Tenerife who want a safe, dependable choice.

Everyday life

  • Plaza del Duque and Gran Sur shopping centres
  • Golf Costa Adeje (27 holes with ocean views)

The property market

The broadest and most liquid market in the South of Tenerife, ranging from apartments in developments with pools to contemporary villas on the heights. Renovated homes with sea views or a south-west aspect are the most sought-after and sell quickly.

Who is it for?

Families and couples who want comprehensive year-round services, refined surroundings and a genuine sense of community. It is also the first choice of Luxembourgish and Belgian buyers discovering the island: it is easy to find your bearings here, and resale is the smoothest in the South.

Strengths

  • Comprehensive services for year-round living with no compromise
  • A deep property market with smooth resale
  • Landscaped beaches and a promenade maintained year-round
  • A sunny microclimate, sheltered from the trade winds
  • 20 minutes from the South airport
  • A refined, secure and international urban setting

Things to consider

  • Price per square metre is among the highest in the South of the island
  • Heavy tourist footfall along the seafront in high season
  • The most sought-after homes sell fast, so you need to act quickly

Frequently asked questions

Your questions about Costa Adeje

You can live here very comfortably year-round. Costa Adeje offers everything a permanent resident expects: supermarkets, private clinics, international schools a few minutes away, banks and public services. The residential areas set back from the seafront, such as the heights of Adeje or the developments around the golf course, offer a peaceful day-to-day life while remaining ten minutes from the beaches.

Expect to pay from €350,000 for a well-kept two-bedroom apartment in a development with a pool, and from €550,000 to over a million for a sea-view apartment or penthouse close to the El Duque or Fañabé beaches. Villas on the heights of Adeje start at around one million euros and can exceed three million for the finest views.

The two areas adjoin one another, but the atmosphere differs markedly. Costa Adeje is more residential and upmarket: open, spacious planning, five-star hotels and family-friendly beaches. Playa de las Américas is livelier, denser and more commercial. For a quiet second home with premium services, Costa Adeje is generally the better choice.
