The atmosphere

Playa del Duque is the most prized heart of Costa Adeje. Around the beach of the same name — golden sand, beige parasols, calm waters — has grown the most exclusive enclave in the south of Tenerife: the Bahía del Duque and Royal Hideaway hotels, the Plaza del Duque shopping centre with its designer boutiques, and residences whose appointments rival those of the neighbouring palace hotels.

The atmosphere is that of an open-air resort, yet without barriers: the promenade is public, the gardens are open, and you drift naturally from a café terrace to the beach. Everything here speaks of attention to detail, from the upkeep of the landscaped grounds to the lighting along the seafront at dusk.

To live at El Duque is to have the best of the island on foot: the beach in five minutes, boutiques and restaurants on your doorstep, and the rest of Costa Adeje stretching along the promenade. Private medical care, international schools and golf are all less than ten minutes away by car.

The property market is narrow and decidedly high-end: apartments and penthouses in residences with swimming pools, tropical gardens and 24-hour security, such as El Veril or the developments surrounding the Plaza del Duque. Floor areas are generous, terraces deep, and prices per square metre the highest in the south of Tenerife.

Because the neighbourhood brings together the very best the coast has to offer: front-line position by the sea, residences with hotel-grade amenities, and boutiques and palace hotels within walking distance. Supply here is structurally limited — there is almost no land left to build on — while international demand is constant. This scarcity supports values over the long term.

Developments with round-the-clock security, heated pools and well-tended gardens are best suited to occasional use: you lock the door, return three months later, and everything is spotless. Depending on budget and intended use, we point our clients towards the residences surrounding the Plaza del Duque or towards the front-line addresses along the promenade.

A handful of villas exist on the immediate fringes of the neighbourhood, notably towards the upper Duque and in the direction of La Caleta, but they are rare and highly sought after. Most buyers looking for a villa with this level of amenities widen their search to the heights of Adeje, five minutes away by car, where supply runs deeper.
