The atmosphere

Playa del Duque holds the most expensive seafront in Costa Adeje, around the beach of the same name: golden sand, calm water, beige parasols. Two hotels line it, the Bahía del Duque and the Royal Hideaway. The Plaza del Duque shopping centre, its designer boutiques and residences with hotel-level services complete the area.

The promenade and the gardens stay public: you pass from a café terrace to the beach with no fence and no check. The green spaces and the seafront lighting are maintained all year. The shops and the restaurants sit at the foot of the residences, and the beach is a five-minute walk away.

Private clinics, international schools and golf courses are less than ten minutes away by car. The rest of Costa Adeje is reached on foot along the coastal promenade. The South airport is a 20-minute drive.

The market is narrow and high-end: apartments and penthouses in residences with pools, tropical gardens and 24-hour security, such as El Veril or the developments around the Plaza del Duque. Floor areas are large and the terraces deep. Prices per square metre are the highest in the south of Tenerife, and few homes are for sale at the same time.

The area suits a pied-à-terre or a second home used a few weeks a year: the guarded residences close and reopen without any housekeeping of your own. It also suits a long-term purchase, with a high entry price and demand that holds off season.

The area brings together the front line, residences with hotel-level services, and shops and hotels on foot. The land is built up, so almost nothing is left to build and supply does not widen. International demand, for its part, holds all year. That scarcity supports prices per square metre that are the highest in the south of Tenerife.

The developments with permanent security, heated pools and maintained gardens suit occasional use best: you close the door and find the home in the same state three months later. Around the Plaza del Duque, the residences are within walking distance of the shops. On the front line, along the promenade, prices rise and the views look over the beach. We check the service charges and the running of the community of owners before the offer.

A few villas sit on the edge of the area, towards upper El Duque and in the direction of La Caleta, but they are rare and sell fast. In the area itself, supply is almost entirely apartments and penthouses. For a villa with that level of service, the search usually widens to the heights of Adeje, five minutes away by car, where supply is broader.
