The atmosphere

At the island's southern tip, between Las Galletas and Montaña Amarilla, Costa del Silencio lives up to its name: a quiet residential district built along a volcanic coastline carved with coves and natural rock pools. There are no large hotels here, no commercial seafront — the coast has stayed raw, dotted with footpaths and bathing spots known to the regulars.

The mood is simple and residential. The area grew up between the 1970s and 1990s around large complexes with gardens and swimming pools, today home to a mixed community of Canarians, British, Italian and Belgian residents living here year-round. Neighbours greet one another over coffee, stroll the coast at sunset, and live at a pace the resorts have long forgotten.

Daily life draws on the local shops and on neighbouring Las Galletas, which adds its market, harbour and services. The South airport is just twelve minutes away — a genuine asset for owners who travel back and forth to Europe regularly.

The property market is the most affordable on this stretch of coast: apartments in complexes with a pool from €150,000, bungalows and terraced houses around €250,000 to €350,000. Quality varies considerably from one complex to the next; well chosen and tastefully renovated, an apartment here offers an oceanfront base at a budget you simply won't find elsewhere in the south.

Costa del Silencio suits sensible budgets and practical minds: a first home in the sun, an unpretentious second home facing the Atlantic, or year-round living in a quiet setting.

The area was built early, with no sandy beach or commercial seafront, and most of its housing stock dates from the 1970s and 1990s. As a result it never felt the pressure of the neighbouring resorts. For the buyer, that's an opportunity: a renovated oceanfront apartment here costs two to three times less than in Costa Adeje, for identical sunshine.

The volcanic coastline offers several maintained bathing spots and natural rock pools, lovely in calm seas, as well as coves popular with divers — the Montaña Amarilla site is one of the finest dive spots on the island. For sand, the small beach at Las Galletas is a twenty-minute walk away.
