The atmosphere
Playa de las Américas is the original resort of southern Tenerife, built out of the ground in the 1960s between Los Cristianos and Costa Adeje. The Golden Mile now lines up international boutiques, beach clubs and refurbished hotels. The seafront has been entirely rebuilt as a promenade above the ocean.
This is the most urban part of the coast: shops at the foot of the buildings, Thai, Italian and Canarian restaurants within three streets of one another. People surf the La Izquierda breaks straight from the beach. The Las Américas golf course sits on the edge of the neighbourhood. Theatres and casinos fill out the evening.
The shops are open right through, off season included. Supermarkets, pharmacies, medical centres and transport serve every sector, and everything is done on foot. The residential areas set back, San Eugenio Alto or the golf sector, are quieter and stay five minutes from the centre. The South airport is 17 minutes away.
The market is a mixed one: older apartments to renovate in the first-generation complexes, penthouses rebuilt facing the ocean, in particular in the Parque Santiago residences. Entry budgets stay below those of Costa Adeje. The trade-off is selection: from one residence to the next, upkeep and service charges have nothing in common.
The resort suits a buyer who wants the shops and the restaurants at the foot of the building, on foot and all year. It also works as a second home used in winter, when the season is over elsewhere in Europe. It suits a buyer after quiet in the central sectors poorly.

No. The activity is concentrated in a few sectors, around the Golden Mile and Veronicas. Parque Santiago, the golf district and San Eugenio Alto stay quiet while remaining a few minutes’ walk from the shops. The choice of street and of floor changes the result. We go and listen to the noise on the spot, in the evening, before making an offer.
It is one of the developments most in demand in the south of the island: front line, low buildings covered in bougainvillea, pools and shops inside the grounds, and steady management. Apartments there rarely come up for sale and trade at a premium. That premium rests on the upkeep of the residence and on demand that does not fall off season.
Yes. The shops are open right through, social life and sport happen on foot, and European residents live here permanently. Health services, banks and public offices are on site or in Los Cristianos, five minutes away. The sectors set back, such as San Eugenio Alto, let you avoid the noise of the centre.
