The atmosphere

Puerto Banús is Marbella’s marina: the yachts are moored in front of the luxury boutiques, with the Sierra Blanca behind. Behind the seafront begins Nueva Andalucía, the golf valley, a residential sector of villas and gated residences built around the courses.

The valley holds three courses, Las Brisas, Aloha and Los Naranjos. The urbanisations around them are planted with pines and bougainvillea, and daily life there is quiet, five minutes from the activity of the port.

Nueva Andalucía works as an international village: upmarket supermarkets, a Saturday market, a clinic, schools including Aloha College in the valley, tennis and padel clubs. On Saturday evening people go down to the port or the beach for dinner; on Sunday they play one of the courses or walk to the sandy beach of Nueva Andalucía. Málaga airport is 50 minutes away by road.

The market is deep and varied: apartments in residences with gardens and pools around the courses, townhouses, and villas of every generation. Andalusian houses from the 80s waiting for renovation sit beside contemporary builds selling between €3M and €6M. You enter the area from €500,000, then change home without leaving it.

The micro-areas to know: Playas del Duque and Gray d’Albion at the port for the front line; La Alzambra and Marina Banús on the second line, more practical day to day. Around the courses, Las Brisas and La Cerquilla carry the villas, Aloha and Los Naranjos the residences in gardens; Magna Marbella is the way into the valley on a measured budget.

The sector suits golfers and, more widely, anyone who wants a green residential routine with the town within reach: families, working couples splitting time between two capitals, and investors aiming at premium medium-term lettings.

The property market

New-build is concentrated in the golf valley, on the last free plots: small contemporary residences with a pool, a garage and a fitted kitchen, and villas built to replace houses from the 80s. Expect €6,000 to €9,000/m² on these developments, against €4,500 to €8,000/m² for renovated resale stock, so €700,000 to €1.5M for a new apartment and €2M to €6M for a villa.

Frequently asked questions

Your questions about Puerto Banús & Nueva Andalucía

Yes: the valley has its own shops, schools, clinics and sports clubs. Marbella’s centre is ten minutes away, the port five. Shops and services stay open off season, which is not the case in every urbanisation on the coast.

No. The courses shape the landscape, fairways, lakes and umbrella pines, and they keep the views open. Buyers who do not play come for the quiet, the greenery and the schools. Las Brisas is five minutes from the residences in the valley.

Little. The Las Brisas, Aloha and Los Naranjos courses freeze the landscape: recent developments slot into the last free pockets between the fairways, or replace a villa from the 80s demolished on its plot. Contemporary supply therefore stays limited, with a pool, a garage and a fitted kitchen, and it costs 20 to 30% more than the equivalent resale.
